Important information about booking and  payments

Your booking may be confirmed by email

The reservation will only be valid upon receipt of a booking deposit of 30% of the cost of your stay / weekly or multi-weekly rental fee;

The booking deposit of 30% of the cost of your stay, once paid, is considered as a “Caparra Confirmatoria”, and follows the Italian Consumer Code (Art. 55). The Funds paid are non-refundable;

The balance (70%) will be paid 45 days prior to the guests’ arrival. Once paid it is non-refundable, and follows the Italian Consumer Code (Art.55);
Payments can be done by credit card or wire transfer - the bank details will be provided on request;

Any controversies regarding the interpretation, execution e/o resolution of any contract of booking which is stated under the conditions listed above will be treated according to the Italian law under the jurisdiction of Siena;

Local government - Tourist tax – not included in rates

EUR 1.00 per adult per night; children under 12 are exempt from tourist tax.

At the time of booking a 30% deposit is required to confirm the reservation.  The balance is due 45 days from arrival.  We can take payment in Euros or US$.

Due at check-in, we kindly ask for:

1. Utility consumption policy (heating and air conditioning use):

For each week at the villa guests are given a Eur125 allowance for basic energy use. At the time of check-in the meters are read with the guests and at check-out a calculation made of any amounts due over the Eur125 allowance. Electricity is charged at current rates.

Check-in between 4pm and 7pm on appointment, and Check-out at 9am.
